The property is in a boutique, four-unit building with great neighbors. The unit lured interested buyers with high ceilings, hardwood floors, great natural light and a perfect balcony overlooking Piedmont Park and Midtown Atlanta skyline. The eat-in kitchen has granite counters with stainless appliances while the master bath has double vanity and soaking tub, plantation shutters and crown molding. Most importantly (and maybe unfortunately in Atlanta), the unit included two parking spaces for this car-obsessed city. And, it had extra storage in basement!

It’s no surprise it sold quickly. The unit was located on Piedmont Park and intown Atlanta neighborhoods are currently growing faster than new development can accommodate. This created a lot of hype and sense of urgency and that kept the calls coming in. We listed it on a Thursday and had immediate showings and offers. Within 36 hours, we had five offers and went under contract. Two of the offers had escalation clauses which automatically increased the offer price if better offers were submitted.  We used the escalation clauses to end up with an offer $5K over asking list price. And, it was a CASH offer.  Already pushing the price point, we ended up getting $385 per square foot. Although we actually had another offer – which became a back up contract for an additional $5k – we didn’t accept it because but it was not cash. The seller already got more than they asked for and wanted to ensure the sale would close.
