The lady and I got out of Atlanta for the weekend to visit family in the Memphis suburb of Collierville. A nice upper middle class area, it maintains enough history while still demonstrating progress. It had tons of the new mixed-use shopping centers blending retail and dining destinations you’d expect to see in higher-end suburban malls. And, even more new homes for sale to support them.
Their home was brand new in a neighborhood called Fleming Ridge. So, we checked out the model home. The homes have a classic design with a modern flair. There is detailed craftsmanship with premium finishes throughout the house that large open floor plans, high ceilings and tall windows accentuate with ample sunlight; even on a cloudy day.
This model, the Brentwood, is priced from $460,900 with 5 bedrooms, 3 baths, 3550 sqft and 35 miles or so from the city center. I’m a city guy and the suburbs 35 miles from Atlanta, let alone Memphis, are not my typical area of real estate. I was curious about the comps so I thought I’d search our website IDX (available on desktop and mobile) and check out the homes for sale in Atlanta. I entered my search criteria: new homes with 5 beds, 3 baths, $460,000-$500,000, 3500-3800sqft within 35 miles or so from Atlanta.
Homes For Sale in Atlanta
As expected, the results aren’t as impressive. Memphis has 5 bedroom homes for sale in Atlanta beat for the money. The style is more modern, the finishes higher-end. And it has more choice in that range of offering. View comparable Atlanta homes for sale below.
The metro Atlanta market is on fire right now with numerous investments in real estate development, movies and entertainment, technology and infrastructure including Google Fiber. Home prices are expectedly higher in bigger cities because of the amenities and opportunities that creates a competitive market that drives up the price. A recent study says on it’s own, Amazon’s HQ2 will increase prices of homes for sale by 7% in Atlanta. Check out the exact same search criteria, without the price limit.
View the Full Results to see that comparably designed, 5 bedroom homes for sale in metro Atlanta start in the high $700’s to the high $800’s. That’s a significant increase. But, there’s a significant difference between the opportunities Atlanta and Memphis offer as well.
